HOW WE WORK TOGETHER
A shortlist that fits your life.
Picture your life
Describe an ordinary day you would love, whether this is a relocation, retirement move, second home or another new chapter.
Set practical priorities
Bring timing, a comfortable ownership budget, space and upkeep into the same plan. Financing questions can be worked through with the appropriate professional.
Explore the trade-offs
Compare homes by condition, location, usable outdoor space and ongoing costs. Rule out the homes that do not fit, rather than finding reasons to make every home work.
Choose with confidence
Review the evidence, open questions, inspections and contract milestones before deciding. You set the priorities and make the decisions.

BEFORE YOU FALL IN LOVE WITH A FLOOR PLAN
Know what fits.
Know what to rule out.
1. Set a comfortable ownership budget.
Separate the purchase price from the cost of living in the home. Alongside financing, ask about insurance, taxes, utilities, association dues, recreation obligations and likely upkeep. Identify any one-time charges. Current lender estimates and property-specific documents are more useful than a general neighborhood average.
If another home must sell first, bring that timing into the plan early. A seasonal home also needs a plan for maintenance and checks when you are away.
2. Compare documents as carefully as photos.
For each serious candidate, keep the listing, seller disclosures, available improvement records and the applicable association information together. Separate three questions: which HOA obligations apply, whether GVR membership belongs to the property, and which age or occupancy rules apply. The neighborhood name does not answer all three.
Ask who handles the roof, exterior, landscaping and shared areas. An attractive label such as “villa” does not establish those responsibilities. Use the GVR question guide to keep recreation separate from other ownership costs.
3. Make the visit answer ordinary questions.
- Use the patio when you expect to spend time there. Notice shade, outlook, nearby activity and privacy.
- Check how your furniture, storage needs and vehicles fit the rooms and garage.
- Travel the routes you expect to use for errands, appointments and activities.
- Write down what is verified, what is an impression and what still needs investigation.
Photos and remote tours can help you compare, but they cannot establish condition, sound, comfort or access on their own. Plan a clearer conversation between visits.
4. Keep the next decision in view.
Before an offer, discuss the evidence for price, financing or funds, inspections, contingencies, closing and possession. A preapproval is a planning input, not a funding guarantee. Review your actual agreement and deadlines with the appropriate professionals.
A home can look appealing and still be wrong for your needs. Use the shortlist to rule out unsuitable condition, location, upkeep or ongoing costs, and identify questions rather than forcing a winner too soon. Compare two or three community guides, then evaluate the specific homes within them.
A useful first conversation needs just four things.
Your comfortable budget, likely timing, communities you are curious about, and the questions you cannot yet answer.
