Know what to improve, where to price, and what you’ll keep.

Preparation shapes how buyers compare your home. Pricing shapes who sees it. The terms you accept shape your proceeds, timing and risk. Here’s how to think through each decision before you make it.

HOW WE WORK TOGETHER

A selling plan you can follow.

  1. Prepare with purpose

Identify the work that supports the presentation and the work that needs investigation. Agree on priorities before spending.

  2. Price with evidence

Compare relevant homes, condition and the competition. Discuss a pricing approach and the trade-offs, without promising a particular sale price.

  3. Market the home thoughtfully

Plan photographs, presentation and the property’s story around accurate, documented strengths. Agree on the marketing plan and review what it is producing.

  4. Evaluate offers in context

Compare estimated proceeds, terms, contingencies, timing and risk. The largest headline price is only one part of the decision.

  5. Decide and move forward

Choose which terms to accept, negotiate or decline. Keep the next deadlines, closing preparations and your next move in view.

01 / SET A DEFENSIBLE STARTING POINT

Price buyers can understand.

An asking price determines which buyers see your home and which alternatives they compare it with. Start with recent comparable closed sales, then look at the homes competing for attention now. Pending activity can add context when reliable information is available; it does not establish a final sale price.

Compare the differences that buyers will notice.

  • Location and setting: patio orientation, outlook, privacy, nearby activity and lot position.
  • How the home lives: layout, usable rooms, garage space, storage and outdoor living.
  • Condition and records: kitchen and bath updates, roof and HVAC history, permits and documented improvements.
  • The ownership package: association and recreation obligations, recurring costs, and any concessions affecting a comparable sale.

Price per square foot is a useful cross-check, not a complete valuation. Two similarly sized homes can offer different condition, settings and responsibilities. Agree in advance on when to review the asking price: new comparable sales, changing competition, showing feedback and activity are more useful triggers than an arbitrary promise.

02 / PUT EFFORT WHERE IT HELPS

Prepare with purpose.

Begin with leaks, safety concerns and malfunctioning systems. Keep the supporting records and discuss known issues honestly; a cosmetic repair does not erase an underlying problem or replace an accurate disclosure.

Work through three levels of preparation.

  1. Address and document: investigate concerns, obtain appropriate repair advice, and retain invoices, permits and warranties.
  2. Make the home easier to see: clean windows, reduce clutter, improve usable light, clear walking paths, and organize the entry and patio.
  3. Evaluate larger spending: compare painting, flooring or renovation proposals against competing homes, your timeline and the likely benefit to your net outcome. A large project is not automatically the best next step.
What to gather before our preparation conversation
  • Improvement dates, available permits, warranties and service records.
  • Roof, HVAC, plumbing and other system information you already have.
  • Known issues, prior repairs, association notices and any unresolved questions.
  • Your likely moving date and the work you can realistically manage.

If you do not know a disclosure answer, identify the question and seek the appropriate help. Do not guess.

03 / PLAN THE NEXT MOVE

Work from proceeds, not just price.

A useful seller estimate shows how an offer could support your next move. Begin with the proposed sale price and subtract the costs that apply to your situation. Confirm current figures before relying on the estimate.

Your net-proceeds worksheet

Starting point
Proposed sale price.
Debt and liens
Current mortgage payoff, other loans and applicable liens.
Negotiated compensation
Brokerage compensation in the written agreement. Compensation is negotiable; there is no universal commission.
Agreed transaction costs
Buyer credits, allocated title/escrow/recording charges, tax and HOA prorations, applicable association or GVR transfer charges, and agreed repair costs.
Estimated proceeds
The amount remaining after the applicable deductions, subject to verified settlement figures.

Keep preparation, moving, storage and overlapping housing costs in a separate planning budget. Check which expenses are already reflected in settlement so you do not subtract them twice. Compare a full-price offer with a credit against a lower-price offer with different terms; price alone may not tell you which leaves you better positioned. Ask your tax adviser about the consequences specific to your sale.

04 / LOOK AT THE WHOLE AGREEMENT

Evaluate more than the headline offer.

The strongest offer for your move depends on proceeds, timing and risk together. Use the same questions for every proposal rather than assuming cash or a larger earnest-money deposit settles the decision.

  • What are the estimated net proceeds after credits and agreed costs?
  • What financing or proof of funds supports the purchase?
  • Does the buyer need another home to sell first?
  • What inspection, appraisal and financing contingencies apply?
  • What happens if the appraisal is below the agreed price?
  • Do closing and possession arrangements fit your next move?
  • Which property, repairs or other commitments are included?
  • What deadlines and cancellation rights does the actual contract establish?

A cash offer can still contain contingencies. Preapproval is not a funding guarantee, and earnest-money refundability depends on the contract and circumstances. Review the written terms with the appropriate professionals before accepting.

05 / KEEP THE DETAILS MOVING

From an accepted offer to closing.

  1. Open escrow and organize documents.

Track required disclosures, title information and applicable association documents. Confirm who is responsible for each delivery.

  2. Make investigations workable.

Arrange access and utilities as required by the contract. Discuss inspection findings, requested work and negotiated responses within the actual agreement’s deadlines.

  3. Follow financing and appraisal.

Monitor relevant milestones and address questions early. Avoid treating an accepted offer as a completed sale.

  4. Document the agreed work.

Retain invoices, arrange any required verification and confirm that commitments match the written agreement.

  5. Review settlement and possession.

Check figures, signing arrangements, recording and the agreed handover. Signing alone does not mean the transaction has closed. Independently verify any wire-instruction change using a known, trusted phone number.

The contract and property determine the sequence and deadlines; this overview does not replace them.

06 / MAKE THE LOCAL DETAILS SPECIFIC

Know what belongs to this property.

Identify every applicable HOA, including any master and separate association. Gather current dues, assessments, maintenance responsibilities, rules and unresolved violation information. A neighborhood name or a “villa” label does not establish the exact obligations.

GVR membership is a separate question: GVR describes membership as tied to a recorded property deed restriction that passes with ownership. GVR itself is not age restricted; a community’s separate age or occupancy rules require their own verification. Confirm current property status and fees directly rather than copying an old listing.

For a seasonal or vacant home, plan property checks, repair access, utilities and signing arrangements before you leave. HVAC service history and drainage concerns deserve attention. Your availability and the home’s readiness matter more than an unsupported claim that one season is always best.

BRING THESE THREE QUESTIONS

Leave with a more useful plan.

  1. What is a realistic sale range for this home?
  2. Which preparation is worth my time and money?
  3. What estimated net proceeds could support my next move?

Tom’s real estate and design background bring pricing, presentation and your next move into the same conversation. Bring the records you have; identify what still needs checking together.
